Hi! I currently live in KS after moving from FL - we were unable to sell our former primary home in FL and decided to lease it out vs leaving on real estate market. We have been unable to deduct ANY real estate rental losses due to our MFJ income exceeding phase out threshold. I was advised to form LLC in FL to show income or loss on this property. We also own a true vacation home in MO that I would like to form an LLC in MO to show this income or loss so considering forming LLC in MO. Advice? Thoughts? I am an accountant that quit her career in tax software programming once first child was born (since no family here); now have 4 children. I have a love for property management and already have condo picked out in Gulf Shores AL for next rental/vacation home. Help needed in convincing my husband LLC is the way for us to go.

Thanks! Tabitha
