Wholesaling, partnerships, or work for free for someone who is doing what you want to do.  

I showed up at two investors door step and worked for them for free every day for 6 months until I had to go to my 9-5 job (really its was 11-8).  Everyday, every morning I gave them 4 hours of free work.  Guess what happened after 6 months?  They hired me full time, I quit my day job and I am now a full time real estate investor.  How bad do you want it?
