Acceptable PM rates

Hello BP nation,

Does anyone know the best PM company rates to negotiate for? I heard first month's rent of any new tenant plus 10% monthly for all routine issues managing the property. Any jobs or issues outside routine handling of properties is expected to be billed out at an hourly rate of $47.00 per hour or added to the grouping of what to bill at our fee of 10%. If an outside contractor is hired, they charge 10% on top of any fees you pay the contractor (10% additional for doing nothing).

I think these fees are a rip off but I'm not sure the average rates out there.
