New to real estate. Ohio. Getting license in fall

im new to real estate. I'm l ooking to buy a investment property middle of next year. I'm leaning towards duplexes. But like I said I'm super new. I'm taking classes in the fall to get my Real estate license. Any advice would be welcome. Thank
