Hello there, My name is Michael Floyd and I am a newbie that is planning on focusing on South Mississippi, I am currently living in South Texas due to my job, but plan on relocating back to Mississippi in the near future and figured this would be a good time to start on my investment journey. I have been following the Bigger Pockets podcast for quite a while now but always bounced back and forth between the stock market and real estate. But after all of this nonsense going on overseas my mind was made up to stick with real estate. I currently own one house in Mcallen, TX where I work at but when I bought it had no clue what I was doing and just used my va loan blindly and bought with my heart instead of my head. Luckly for me I discovered this website and decided to learn and get started. I am looking forward to interacting with everyone here and starting out on this journey.

Welcome over 30 years LE here.

Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and rehabbers (cash buyers). Find them through Google and meetup.com Do this via phone till you move with club officials and vendors.

To find out about an area go to IREM.org search for ARM certified property managers. Call 5 ask them what they see expenses running per category per unit. What do they see them selling for per unit, what is the market occupancy rate. What are the market rents? Ask them if they know anything coming up for sale. Great way to pick up some good info and possibly a deal.

You can also search NARPM.org for the RMP (Residential Management Professional) and MPM (Master Property Manager) certified.
