Just wanted to stop in and say a quick hello to everyone here. I'm currently working in commercial real estate and preparing to start investing on my own within the next 6-8 months. 

My goal is start with a small multi-family (duplex - fourplex) in the Chicago area. I have saved enough money for a down payment but want to use this time to set-up my education, identify target markets and create a business plan with an investment model. 

To that end, does anyone have good suggestions on a good investment model tool? I will probably create my own using excel but wanted to see what others use to give me an idea.
