Hi, my name is Sabin Hinton and I am a first time investor, although I have rented out my property when I have been out of town. Now I am about 24 hours away from signing a contract on a house in a transition neighborhood where prices are going for 2-3 times depending on scope of renovations. My luck is that I found a house for sale on a double lot and an existing raze permit, so I plan to renovate one and build another on the lot, potentially making 5x the cost. My challenge is finding engineers, contractors, and people savvy with the local market that can provide me with a scope of work proposal within a relatively short amount of time. It's a fairly comprehensive project for a first timer, but if i have to make it simpler , I could still walk away doubling my initial investment. I'll be reading the forums extensively but I might have a couple of questions I need to ask myself. Hoping the community here has a ton of info they want to share. As I go through this process I hope to have some insights to share as well!
