I'm a 21 year old looking to begin investing in some rental properties in the near future. I know the importance on investing early on, and I'm here to gain some general knowledge about what sort of properties would fit my lifestyle and budget. I also know I need to begin learning to decipher between good and bad deals. My dad sells commercial r/e, so that should be some help; however I can't imagine many commercial properties would fit my budget.

If you could direct me to some good beginner's forums or threads, that would be great
