Furnished condo rental

I moving to a different city in to an already furnished home and want to rent out my townhouse in the Los Angeles area furnished. I don't  want to put my stuff in storage and I realized I can get higher rent furnished. I've already know that my furniture will not be taken care of like I would take care of it but the financial gain will more then pay for it. I also am looking for advice on how to screen applicants to make sure I get the best tenants that will take care of the place. Also, will a standard no-sublet clause in the contract avoid specific problems like a tenant trying to Airbnb the place?
