Newbie in Real Estate

Hi im new to Real Estate and have No Experience at all. I live in Little Rock, Arkansas. I thought about real estate about 3 years ago but wasnt really focused and talked myself out of it. It hasnt left my mind and now i know I want to do it. Like most Im reading books (rich dad poor dad, investing in duplexes, triplexes and quads, the ultimate guide to real estate investing, Brandon turner books, etc) i listen to podcasts like BP, rental rookie podcast, Best real estate investing advice ever etc. I just started going to the Real Estate meetings last month and will be attending the one for this thursday as well. I want to get my foot in the door by house hacking bc i feel it would be good for a newbie like me to get hands on experience with a lot of things since i would be living there and having that experience under my belt would help me if i chose to move to another state which i do in the future. I have 2 jobs ( 3 if you include my 4 year old) so i wont really have to depend on the cash flow. Ive read most people get multi families and sell within a few years but i plan to keep them as long as I can. I would like to start with a 4-plex and work my way up. But I dont have the funds to start so im currently saving money, learning by reading books, going to meeting, and podcasts. So my question is, How can i find a mentor if I have nothing to bring to the table? Ive thought about considering Wholesaling to try to help out with my down payment but I wouldnt want to fail in that. I feel like im just missing something. I could read forever but I still have to make that first step. If anyone can give me any advice that would be great, Thanks

Kenisha and Nathaniel,

I may be able to help both of you. I can't tell you how much I can help, as I'm already mentoring  3 others, but I can help. When I got into the business, I didn't get any help. I had to do it on my own. Finally, I just "did it". Luckily, it turned out ok, but I made a lot of mistakes along the way! I hate to see others have to go through that, but my time is limited.  I only try to mentor people who have an extreme desire to become successful and are willing to do what it takes to get there. I mentor in 2 different ways. We take no more than 3 students at a time and put them in a program that teaches them everything they need to know on a deal, so that they can have a "real life" experience. No books, just a step by step process that gets you into the business.

The biggest problem I had, was I would read a book or whatever and then when I was done, I'd ask myself.... ok, what do I do now? I'm not going to go into detail on the program, but basically this is for students who have funds and want to move quickly. They put up the money and we give them top notch mentoring. We ask for a share of the profits. So you make money while you learn. IF you don't have money, that's ok too. I'll help you by answering your burning questions and do what I can to assist you in getting your business moving. There is no charge. However, it has to be on my terms, as time is always an issue. But I don't mind helping others. People who won't help others are not people I care to know or do business with. So PM me and we can talk about it.
