Hi! I've been a fan of the BP podcast for a while, and am finally taking the next step to see what the forums are all about. I'm interested in acquiring rental properties for cash-flow, not bets on appreciation. Home market is San Francisco, which has high entry barriers from a cost standpoint, so I'm exploring other markets at present.

Welcome, Andrew.  You may want to also check out the real estate meetings in the area.  I personally have been to Ryder Meehan's meetup which is primarily for people who live here but are looking to invest outside of the bay area, and J. Martin's meetings which seem to have many people investing locally.  Both are great and I know there are several others.

There are countless threads on BP discussing out of state investing locations--you may want to start by reading through some of the content already posted.  I found prior threads to be very helpful before I bought my out of state investments.
