Just want good honest learning/answer in REI

I'm getting ready to retire in 5 years. I want to learn the correct way to buy and profit in real estate. I would also add that I want to do deals that are win/win. Not one sided or take advantage of people in need of help. I need to rest at night and feel that I have done something good and not took advantage of the elderly and those in need. Yes I want to make money and finance a great retirement years. I have a soft spot in my heart for the aging and our veterans. But where do I start? Do I get a L.L.C. Self direct IRA, business card, more learning, I'm starting and just need to listen in until something open my eyes to where/what I need to do.
