Back into Real Estate San Diego

Got introduced to Real Estate a while back, I was mainly focused on wholesaling. Now I run multiple business but I'm really ambitious with Real Estate. 

What is the best type of deal you want to do when starting? 

Wholesaling, Rehab and Flip or Buy & Hold?

I want to get my real estate license at the end of the year. Anybody in San Diego want to link up?
