Hi, my name is Dewayne and I am brand new to Realestate investing. If fact at 45 I hope it's not to late to begin. I've always wanted to own rental property but just never put in the work. I'm hoping to find advice and Realestate friends that can help me make the leap! I look forward to being a member.

I don't think 45 is too late at all!  In 5 years you could be a successful real estate investor or you could be living the exact same life.  Either way- you'll be five years older! :-) Welcome to BP!
