Super newbie - and wanting to invest more!

Hi all! My name is Sarah, I grew up in Topanga Canyon, CA. I closed escrow on my first home purchase June 2016, in Woodland Hills,Ca. I bought the property all cash, with the plan to have it solely as a rental. I also co-own land in Topanga Canyon, that doesn't produce any profit, and selling it , and building on it isn't an option.

I signed up with BP after reading the helpful reviews on other posts. I am looking to invest  $200,000.00  and would love any advice &  opinions. 

I'm considering looking out of state, but for management purposes, in state I think would be a better option.
