Hi BP!

My name is Carla Crutcher. I'd been thinking about a strategic way to diversify my investment portfolio to include investments not dependent upon the stock market, then a friend and fellow BP member) told me about this site. I've been following the posts, podcasts, forums, blogs, guides and everything for about one month and I'm completely intrigued (I'm certainly hoping not to fall victim to analysis paralysis). I currently have zero debt and work a full time job as an Accountant (CPA) and am working on building more savings to use as a down payment (should I go the route of a traditional mortgage).

Although I live in San Francisco (too expensive), I would like to invest in a multifamily or SFR in Georgia, which is where I'm from and where my family currently lives. My real estate investing goal (pending cash flow and other considerations) is to either:

- buy a multifamily near my alma mater (the University of Georgia) in Athens, GA or another college campus in Georgia to rent to college students

-OR-

-buy a multifamily and have my family live in one unit and rent out the remaining units to other tenants (could I still take advantage of FHA loans that way?) or buy a SFR

I'm hoping to connect with people to assist me in learning more about multi-family and SFR investing, financing options (creative and traditional), the Atlanta real estate market, how to find quality property managers, remote landlording and more!

Welcome to BP @Carla Crutcher

I think you'll find plenty of help here.  I think a multifamily near a university is a great way to start.  If I can offer any advice, it's the same advice as when running any business, and that is to never hire anyone you can't fire...so in relation to your question, I would not rent it to family.
