Hey everyone, my name is Fatima Champagne and I'm new BiggerPockets as well as the real estate investing scene. My current goal is to obtain a duplex in the Philadelphia or surrounding area, with me living on one side and renting out the other. I realize that patience will be one my greatest assets during this endeavor, so I'm looking forward to all the tips and specifics I pick up along the way. If anyone could provide guidance on how to get started - it would be greatly appreciated. I understand that I need a down payment of 20%, but other than that I'm unsure of the next steps to take.

Welcome to BP! I'm also a Philly area investor and I agree with a lot of points above about the advantages of buying a multi-family as your first property with FHA financing. I even wrote an article about it for BiggerPockets!

P.S.

I also always suggest to local investors to check out a meeting at our local REIA group called DIG (Diversified Investor Group). They have meetings all around the Southeast PA area and it's a great place to get educated on Real Estate and build a network in person.
