I am a soon to be retiree looking to create a passive income stream, and fill up my retiree time doing something new and challenging. I have no real estate investment experience. I plan to partner with my two sons in this new endeavor, one of which is an experienced home builder and contractor. I also have a brother in the flooring and remodeling business that could save me a little money on materials. I prefer multi family investment but if we need to start with single family and build up to MF,  I am willing. I am willing to consider investing anywhere within 60 miles of Houston
