Newbie in San Luis Obispo, CA - Hello!

Hi everybody! My name is Alycia, sorry for the delay on the profile pic I haven't been able to get on a computer instead of smartphone to add one. I am totally new! Right now I'm in part 1 of my CA real estate license courses in preparation to work with my mom, a broker, as buyers agents in the Central Coast area. Plus chapter 6 of UBG. Typically when I'm this new I wouldn't jump in to say anything until I felt like I had some experience to lean on BUT I've been listening to the podcast (starting from the beginning, so feel free to toss out spoilers) and thanks to Karen Rittenhouse, an awesome lady in North Carolina; Ann Bellamy, HML in Denver; and Sharon Vornholt, a Louisville wholesaler who was the last straw, I am here to throw out a super wide net to try to get myself educated right 😉--Shout out ladies, you inspire me to keep the gender gap shrinking!-- So why am I here? I want to be a real estate investor. Lol right? My initial plan is to educate myself with my agent license and have that income be my "day job" to support investing in my own buy & hold properties on the side. At Sharon's prompting I am also looking keenly at wholesaling while I am in this early stage. I am unfortunately in a very compact region without a REIA or similar organized gathering. I would love to be that person Brandon fantasized about in the same podcast episode 12 (2013) by finding an investor who would be interested in training me up to be their scout/wholesaler. If someone out of the area wants to take me up on it this it is a great investment area for people interested in expanding markets in CA but someone nearby would probably be the easiest. Biographically: I'm a 26 year old, I have a BA from Cal State Monterey in Mural Painting. I am a 5th generation self employed, type-A, overachiever. And the year that made 5 years in undergrad worthwhile was living 10months in Florence, Italy (cementing my addiction to travel.) My first property purchase will hopefully be soon on the horizon and will be my primary residence. But due to the entrepreneurial nature of my post college life I have a work history that the banks scoff at. Hopefully I will have come to a confident decision on the type of alternate funding to pursue. Ethically, I want to turn around and invest money into private loans for other people in my position as soon as I can afford to, it's a big passion for my own investing. If any investors would like to let me know what they would think about lending to a newbie such as myself, or maybe even a contract to loan exchange would combine all of my aspirations, I am eager to hear from real people instead of the theoretical views of articles. I do have many local contacts I will be opening up to soon but being that BP is a primed community already thinking about investments I thought I'd make myself known and see what comes up. Kinda long but it seems like everyone on this site prefers the story over brevity. Thanks so much, and great job on the podcast Josh, Brandon & guests! 🎨💋

And a small group in Santa Maria: https://www.meetup.com/Santa-Maria-Real-Estate-Investors-Club/

The organizers of these meetings are usually pretty good sources for connecting with local investors that might not have a presence on BP.
