Large Down Payment for first investment

What are your thoughts on putting 30-40% down on a property to get it to cash flow. If you are in a city that doesn't get great cash flow? I understand I won't get a great roi, but my goal is longterm wealth and cash flow in the future as opposed to today. 

Thoughts?

Please do your calculations and see if its making a huge difference when you put 20% or 40% down payment. If you are thinking about getting equity fast in your investment, you have other options open for you but once you block your money in one transaction it will hard to have cash liquid in your hand.
