Looking to get more properties

Hello, 

Ive purchased a property at my local city auction. It had a tenant and i thought it would be a better deal than most due to it being in some what decent shape. Long story short 1.5 years later the lady is still there. Somehow she received a lease from the city for $200/mo and the city has rent control here. I have another court date on 6-2 and hopefully the last to get her out. In the mean time my cash flow from my primary source has lessened so I'm not able to make another cash purchase for more properties. My credit is ok but not great and would be able to get financing but not sure where to go to get loans. All of the banks i spoke with state it's not likely that i would be approved for this type of loan. So I'm basically looking for recommendations on where to find funding. I'm in NJ. I also would like to begin fixing and flipping and like recommendations for that too as I have a crew and other contractors to get the jobs done. Thanks in advance.
