Need Yo​ur Thoughts Regarding a Wholesale Deal

I have two buyers for a wholesale deal. Buyer one is expirenced but will be using hard money so there is a chance the deal could fall through depending on what the appraisal comes back at but I don't think that will happen. 

Buyer two is using cash but has no expirence He is also using a realtor who wants the seller to fill out 13 pages of  real estate documents . I would make more $$ closing with buyer one

Thoughts please ?
