Hi my name is Dustin Cook. I live in Oswego,NY. I have actually been a member for a year but I have not been on the site in quite some time so I wanted to make a new introduction post. I have been looking for a way to be able to leave my full time job eventually and I love the idea of real estate. So I am looking to learn as much as I can and network to meet some of you great people. I love the idea of flipping single family houses. But I am wondering if wholesaling would be a better place to start for a newbie. What are your thoughts on this? Thanks in advance Dustin Cook

Welcome to BP @Dustin Cook, everything depends on your circumstance. Do you have enough capital to jump into flipping/buy&hold? In my opinion, wholesale is one of the most difficult part of real estate but then again I am not sure what your experience is. What your strength and weaknesses, are you comfortable going out and speaking to distressed owners? What is your market like? Do you have experience crunching numbers to give yourself enough spread? It's not impossible if you put in the time and effort to learn the tricks of the trade but it is the toughest in my opinion.
