Hello,

My name is Matt Roach and I am a multifamily broker based out of Phoenix, Arizona. I recently joined this site to provide feedback and unbiased knowledge specific towards multifamily properties.

I have been in commercial brokerage for a couple years and prior to this, I was in Equity Research. I have extensive experience building financial models, underwriting, and valuing assets. 

I focus specifically on the Arizona market and primarily the Phoenix Metro. I hope to provide transparency, honesty, and insight to our market and how to accurately evaluate properties.

I would definitely like to stay in touch with you as my wife and I are currently looking to purchase a couple of large apartment complexes in the Sacramento/Stockton/Modesto area but eventually will venture out to the Phoenix/Arizona markets.

Thanks guys. We certainly have a lot of investors moving funds from California. I did a recent survey of properties sold in the last 3 years, buyers ranked 1. California (36%), 2. Arizona (26%), 3. Canada (10%), 4. Other (28%: WA, CO, TX, FL, NY).

David - I don't necessarily understand the question. For value, I would say what are you specifically targeting and trying to achieve?

Have not found a multifamily opportunity, regardless of condition, that has decent cashflow or value add upside.

David - Yes, it is currently a seller's market; however there are still many deals that transact that either cash-flow from Day 1 or have upside. However, having decent cashflow and value-add upside is dependent on your interpretation of both. If you want to elaborate further, I can hone in on what you are referring to.

My basic yardstick is 20% equity immediately and no less than $150 per door cash flow.

@Matt Roach Do you have experience with new investors from out of state? I'm looking for opportunities for my parents, who already have some property in TX. We're open to exploring new markets for the right opportunities.

Robert, thanks for reaching out. I work with a large number of investors that are new to our market. I always try to recommend lenders, property managers, and provide insight to listings that are either ours or others. Phoenix can be very transformational, as it can quickly change with demographic pockets. I have a number or repeat clients that have also referred friends, as I believe that is the best practice for lasting in this industry.
