Hey BP! My name is Robert Campbell and I live in Secaucus, NJ. Been lurking and learning for about a year now. The knowledge to be gained from this site is limitless and I can't get enough. I finally took the plunge for a PRO membership and am ready to start seriously analyzing deals. I've been interested in a few out of state markets for buy and hold or BRRRR investments, with Kansas City, MO and Jacksonville, FL at the top of my list. Looking to connect with agents and wholesalers from these areas, also property management services and contractors. A turnkey company is an option I am considering as well.

Hi Robert, welcome to the posting side of BP. If you are looking for a one stop shop in KC I would suggest USREEB and @Sean Tarpenning is the owner. They will sell you a rehabbed property and manage it for you. I bought 3 from them and they have been great to work with.

Thanks @Kevin Kite, I would love to hear more about your experience with USREEB. They have been on my radar and I have seen some positive reviews but I also have some concerns. Would you mind if I sent a pm with a few questions?

@Robert Campbell I started my OOS investing in Jacksonville with a terrific turnkey company there. However prices have appreciated so much and inventory way down, cash flow from current investments is going to be tight for current investors. I would consider Kansas City a much better market for cash flowing turnkey investors now. You have got to get the right team, including excellent property management.
Doing BRRR is a whole lot more involved, and you have to be ready to assume a whole lot more risk than turnkey. It is especially hard for an OOS investor just starting out.

@Robert Campbell Hey Robert, I live very close to you. Welcome to BP, I am glad to see that you are finally taking steps forward and trying to invest. I am a builder/flipper in the North/Central Jersey area and I have grown my business pretty rapidly since I started back 10 months ago. @Robert Campbell Kansas City and Jacksonville are two very different markets with very different dynamics. I'm curious to know what your criteria is that led you to narrow your choice down to those two. We have a lot of experience selling turn keys in Kansas City and know the market well. I'd be happy to share my thoughts and experience if you'd like.

@Mike D'Arrigo I started focusing on those markets because they seem to be very popular with investors here on BP. I just started looking more into the Indianapolis area as well. A couple things that jump out at me are the low taxes, reasonably priced homes compared to rents, and the landlord friendly laws. Basically all the opposites of what the market is like here in my home state of NJ. I'll send a colleague request.

@Robert Campbell You're right. NJ is one of the worst markets for taxes. You might want to add Kansas City to your list. It's very similar to Indianapolis in terms of prices, rents strong economy and being landlord friendly.

@Mike D'Arrigo Taxes are bad here, but appreciation is good here hahaha. You want to ride the wave and flip for a good amount for time before the market starts to settle. The Luxury market here already is sitting pretty low... Anything over 800k + isn't really selling or moving anymore. I have tons of friends and me personally am sitting on 2.4M that doesn't have any showings at all. I have another 800k that is coming up and I am scared that is going to be sitting. But the appreciation here has gotten a little out of control. If you go to my profile and read the thread that I just posted about the sheriff sales to someone, it is pretty crazy. Here I will link it. Please read it and let me know you're thoughts.

Welcome to BP - where ever you decide, be sure to look up the local REIA group and plan your site visit around the meetings of the groups that meet if you can, then you can hit a meeting and make a lot of live connections to build your team. In Kansas City that would be the 2nd Tuesday.
