New Investor in Anchorage Alaska

Hi I'm a new investor in Anchorage Alaska. I am 22 years old going to college and hope that real estate investing can help me be financially free in the future. I do not have any experience with real estate investing. To start off I'm thinking about wholesaling properties to other investors and then after I obtain some capitalstart flipping and buying rentals. If anyone has experience in the Alaska market, advice would be much appreciated.

I am also opened to teaming up with other investors or finding a mentor that can help me with my journey. I want to invest out of state but I don't have the experience or capital yet. Does anyone have any idea which state I should start or how to invest out of state? I am also looking for some cash buyers in Anchorage so please message me. Thank you guys and I hope we can work together in the near future.
