ESTIMATING REPAIR COST

Just wanted to know how do most investors just Wholesaling houses Estimate their repair cost? Should I️ always Hire a contractor for a walkthrough estimate or should i just find out the Average SQ FT cost to renovate a home in Massachusetts. i have a Repair estimator it already has the Pre set numbers plugged in as far as cost per sq ft. But being in Boston it may be a different market as far as cost are concerned. ADVICE from anyone. I need to find out How to estimate these cost especially since i am a individual investor
