Hi everyone, 

I'm just now starting to use this site, so it seems like a proper introduction is in order. I'm 27 years old, and I currently rent an apartment in Tempe, Arizona. I just moved here from Boston back in August 2017. (Before that, I lived in Delaware - born and raised.)  I am starting to really like the Tempe / Phoenix area, although I can't say that I'll likely stay here forever. I am still a nomad at heart. (I fantasize constantly about buying a tiny home on wheels and roaming the country.)

Still, I have a burning desire to invest in real estate as a means of securing financial stability and a stable cash flow for myself. My long-term dream is to own a few properties that generate enough cash flow for me to live on comfortably, which would not be much!... my monthly expenses are ~$2000.

A townhome recently popped up on the market here in Tempe, and I guess you could say it's sent me past the tipping point... I've wanted to invest in real estate for a long time, but it wasn't until this moment that I thought it could actually be feasible.

I'm not yet familiar with the dynamic of this community, but it seems like a really supportive and informative environment, and I look forward to connecting with you folks! I am highly prone to analysis paralysis... so consider this post my first foot in the pool. Next step will be to determine if this townhome is actually a decent investment.

Welcome to AZ and welcome to BP. I lived in Tempe for about 10 years and didn't move away until a few years back. Loved being right by ASU and in the middle of everything. It's a great area and they've really built it up over the last few years, mainly closer to campus. Rental prices are strong near school and basically anything within a mile or two that has 2 bedrooms should rent for around $1200 or so, depending on the exact location and distance from campus. 

Just run the numbers carefully and then run em again to make sure everything is on point. You'll love it out here so long as the summer heat doesn't melt you, but you moved here in August (terrible month to move) so you should have gotten a taste of the wonderful summers here lol.
