Hi, my name is Josh & I'm addicted to RE
Greetings fellow BPers! I'm excited to be a part of this "Awesome" community (drink one shot). I reside in San Diego, CA and stumbled across the BP podcast about 3 months ago. At the time I wanted to sort of dig into personal finance and investing....so I downloaded a podcast app onto my handy dandy smartphone and started entering in different keywords into the search bar and adding random podcasts into my list to try out and see what stuck. One of the words that I entered was "real estate". The first podcast that popped up was of course, and thankfully, BP. I added it to my list and about 2 weeks later made it around to actually listening. Holy smokes!!!! I was hooked after the 1st listen and have since (like I am sure many of us have done) been on a rampage of binge listening! The education has been incredible.
I currently work as the Head Brewer at a brewery in San Diego, where I am able to enjoy some pretty great benefits. I love my job! My nights and weekends have been almost entirely devoted to real estate over the past couple months as I am absorbing as much content as I can through BP, books, podcasts, etc. as well as taking classes online to earn my CA real estate license.
I have to say I am a huge fan of the BRRRR strategy at the moment and would like to get into the buy and hold rental income investment arena...particularly with MFH investing. I have lived in a number of places throughout the country and with that in mind I am familiar with, and keen on the North Dallas and DFW area right now as well as the Phoenix market...which obviously means I am looking at becoming an out of state investor to get the ball rolling...shout out to @DavidGreene...love your book! (why couldn't I have found BP 5 years ago!?!?!).
My goal is to continue to sharpen my tools, learn from all of you fine folks, position myself to find that 1st deal, and be a contributor to the community in any way possible as a way of saying thank you for all that BP has already done for me! I look forward to connecting with as many of you as possible!

Welcome to BP @Joshua Ferracioli. This is a great site to network and learn the ins and outs of real estate. I'm originally from San Diego and have been in Phoenix for about 15 years now as SD is way too expensive. Anyways, keep reading and learning and networking! Good luck!
