Account Closed we just put a quad on the market in a great location with a GMI of $3200.

In Red Bank there are duplexes galore, if you aren’t looking for commercial. If you are looking for those larger complexes, your competing with the out of state big buyers that don’t have a problem competing for a property. There are also a ton in the downtown area that are being built now.

Account Closed Kurtis is correct about  out of state investors they are buying up like crazy. If you’re interested trying to buy look around UTC, if you can find something.  It could be a great strategy.  Student housing is very limited.  You could avoid commercial by purchasing a home and renting rooms individually.  My PM says he has an invester making 7k a month on a 7 BR home.  He’s also been able to rent to school clubs outside of sororities or fraternities.

Hello, I’m new here as well. Been researching for quite a while. I’m wanting to do a few flips to build up more capital to do rentals later. I really like the ER area for flips, but wanting to keep in the 100k area as I don’t want to borrow money to get started. Any other ideas or area that make sense?
