I'm a new investor, starting out in the Twin Cities. I've been looking into district/communities of north St. Paul and the northern suburbs to find a couple du/tri/quad plexes to invest in. I would like a community that is safe and/or improving. Does anyone have any experience in the Minnesota area?
A couple areas I'm curious about are the Payne-Phalen, Como and Summit region of St. Paul and Little Canada. Thoughts?
Welcome to BP! The areas that you mentioned around St. Paul vastly differ in quality and price. Knowing the type of property and tenant you’re looking for can narrow your search criteria to certain types neighborhoods. It’s good to keep in mind what businesses and attractions are going in or out of a certain neighborhoods to have a better understanding if a property has potential (ex. properties around the new soccer stadium will likely creep up in value).
