Newbie from MD interested in fix/flip, BRRR and student rentals

Hey everyone. My name is Gavin Lavat. I attend Frostburg State University in MD. I currently am interning at an electrical company and know I don't want to do this for the next 40 years! I have been interested in R.E investing for a year or two now, and have been educating with books, podcasts, and BP for a few months. I want to get into student rentals around my college town, and hope to purchase/put a down payment on a property near campus before the school year starts (SEPT). Reason being is that I will be in school for the next 2-3 years(10-20K rent), I can add value/fix the house while I'm living in it, instead of paying rent I can rent out the other 3 rooms to my friends at school (mortgage payments/free living/profit?) I wish to purchase/put a down payment on one property every semester, TLC/Fix up the properties while I live in them, then rent out the fixed up properties to students while I move on to the next property. I will manage all the rentals myself. I have a lot more learning to do and am very excited about joining the BP community! If anyone has any quick advice or just wants to say hi feel free!
