New BP member in Atlanta looking to network!

Hello BiggerPockets! My name is Sean O'Connor and I'm a 28 year old aspiring investor from Atlanta with hopes of having at least 100 plus units by the end of next year. I am looking to network with investors, contractors, wholesalers, real estate agents, mortgage lenders and potential partners. I would also love to partner with a developer to create APIs/ data scrapers of real estate data to better automate finding and filtering leads. I am focusing the majority of my efforts in Georgia until I have built a foundation and system I can reference for when I start moving into real estate markets in other states. I am great at analyzing deals through proven methods and strategies. I would also like to mention that my father is a CPA with his own accounting firm so if any of you would like to pick his brain I can introduce you.

A little bit more about me, I am an Army veteran with three tours to Afghanistan under my belt. While in the army I deployed on my first tour where I operated as a Human Intelligence collector attached to a Focused Targeting Force. My second and third tours I operated as a counterintelligence specialist with a TS/SCI clearance on two DOD private contracts. Since 2014 I have been working remotely from my home office as a cyber security consultant for Dell Secureworks. I also am the co-founder of a SDVOSB certified government contracting company, COGS LLC. Due to my current working environment I am able to dedicate nearly full-time hours into real estate investing.

Hey Sean! Welcome to Biggerpockets! Thank you for your service, sounds like you picked up a lot of great skills from the military. How long have you been in Atlanta? I'm an agent/investor/student at GSU and have been in the area all my life, but in the city for 2 years. 

@Sean O'Connor Thank you for your service man! I am from south of Atlanta in the Henry County area. I do a lot of business in Cobb County and inside the perimeter as well. I am a licensed agent but focus on wholesaling. Looking to personally get into some small multifamily deals for my own long term personal goals. Feel free to contact me and lets connect!

@Brian DiMaggio Thanks buddy, I appreciate you saying that. I actually just applied for GSU's Master of science in Real Estate for fall 2019. I look forward to hearing about some of your investments and projects. I grew up in Johns Creek and then moved back to Atlanta after my last tour in Afghanistan. @Ethan Henning Thanks for that brother. I'm actually curious about the Henry County real estate market. I read in a few articles that Henry County is great for rental property investors. I also heard that Henry County home buyers qualify for the Georgia Dream Home Ownership program. I know someone who qualifies for that program and is interested in buying down there. I am VERY interested in wholsaling and if you have a list of properties I would love to see them. I also am VERY interested in multifamily deals for the longrun. I have been focusing my efforts on finding multifamily properties in Athens, Lawrenceville, Macon, Jonesboro, Conyers and East Point. I always recommend getting into the Biggerpockets Podcasts. Those have been the most tremendous source of information for myself. Depending on where you are in Atlanta, there are a number of in-person networking opportunities. Check out the Network-->Events tab in the menu bar and connect both with general investor meetups and (unofficial) BiggerPockets meetups.

@Sean O'Connor Welcome to BP! I personally have learned a ton from reading the BP forums and networking with others who were transitioning to full time real estate. I found GA REIA was also a great source of information and networking. South Atlanta REIA has a lot going on intown too. I'm less familiar with them, but I would encourage you to check them out.

And now a word of caution.  Beware there are a lot of folks you'll meet who want to capitalize on your enthusiasm.  Find some people you can trust to keep you out of hot water as you do your first couple of deals.

@Ramon Purifoy I appreciate the recommendations. I actually learned about the rest of the Bigger Pockets Forums through the podcasts. I've been a BP podcast listener for about a year now and I finally just pulled the trigger on my BP Pro account. I love the calculators available and the forum for assisting in local networking. As for the "unofficial" Bigger Pockets meetups i'll be at the Ivy tonight at 7PM for my first BP meetup. Thanks again for the help! 

@Jordan Whitworth  Thanks for the welcome! That is great to hear. I am working hard everyday to have a good foundation to build upon. I recently purchased an investment property that I am house hacking located near the future southside beltline. I'm excited to see how much this area is changing!

@Rick Baggenstoss Thank you for the welcome. I am currently an Atlanta REIA member and so far have not been to impressed with the speakers. I have however found like minded people in that network looking to start some projects. I appreciate the recommendation about the the South Atlanta and GA REIA. Do you know if my Atlanta membership will transfer or be accepted through those other REIAs? I also thank you for the word caution. I am a pretty good judge of character and will do my best to try and assess if someone is just using me. Thanks again!

I'm in Henry Co with @Ethan Henning , and you're right, it is a pretty good place to invest. I'd say it's like most other places- you just have to know the area.
