Totally new here and wanting to change my life!

Hi im rob. I reside in Orlando, FL. Im 34 and fortunate enough to own a home thats paid off and inherited $40,000 from my father, who sadly passed away about 2 years ago. He was a commercial property appraiser (MAI) and knew all the ins and outs of this stuff. Unfortunately i didnt pay much attention to what he was doing but wish i had. Anyway, i work a crummy dead end job, and have no formal education after high school. However, my house is totally paid off and with the extra money i inherited, i would like to make money with it and start investing in rental properties. I know well, nothing about how to do this.  I look forward to learning this business and hopefully do well for myself. Not sure what else to say but no dont worry im not looking for a mentor, but looking forward to sharing what i end up getting into with this for sure!
