@Jeffrey Scott Helms I am a licensed agent that wholesales distressed properties in Philly! I got my license for two reasons.

1) Just as @Jeremy Aldridge it gives insight on the entire process of the real estate transactions.

2) By law, having a license holds you to a higher standard in regards to disclosures you have to make which, if you are a shady business person, will hurt your profits. However if you practice ethically, the obligated fiduciary responsibilities differentiates you from the mountain of wholesalers that may be looking to make a quick buck.

The demand for wholesalers has risen due the investors' need for quality deals and their inability to get boots on the ground to find them. Be the most effective and honest pair of boots and you'll develop trust-driven relationships with a few investors that will buy ALL of your properties.

Good luck!
