Tech Newbie Looking to get started

Greetings everyone,

I currently live in California but I'm looking to invest in the Metro Atlanta market. Has anyone had any good experience doing long distance real estate in this market? If so, are there any resources you'd be willing to share(relators, wholesalers, property managers, etc.). Also what is a good cap rate for this market?

Thanks in advance to anyone who replies.
