Welcome to the site Karina. If I were you i'd toss the wholesaling plan out the window. Despite what you may have read or seen online it's actually a terrible business model & almost always illegal. The only ones making any money in that industry are the guys selling the course to hopeful real estate investors. (many of those guys end up being sued btw)
Smarter way to transact business in a similar capacity to what you probably like about wholesaling would be getting a real estate license & selling properties that way. The goal is to find motivated sellers & then buyers to buy those distressed houses correct? Well just because you are an agent doesn't mean you've got to drive people around town looking at families. I've sold $100M+ & there is a zero 0% chance you'll catch me driving buyers around town. You can simply focus on finding motivated sellers of distressed properties as an agent. Best part is you wouldn't even need to find the buyers, more money if you did but good chance you don't need to.
Anyway give it some thought & good luck to you as it's a much more sophisticated way to learn.
