Alright, alright, alright...

My name is Brady and I would like to say a proper hello. I decided way back in December 2018 that it is time to start building wealth through real estate. Since then I have been listening to 2+ BP podcasts per day. I built a deal analysis spreadsheet modeled after the PB calculator. So far I analyzed 35 deals to learn more about the local market/metrics. I also joined GAREIA and attended a meetup in January based on suggestions from the BP community. I plan to keep up the pace learning more each day as I look for my first deal.

Buy and hold BRRRR is the strategy that interests me. The plan is to use a property management (PM) company to handle rental operations since I have a full time job and I work at a brewery for fun (in my spare time). I am factoring PM costs into deal anaylsis.

I live in Lawrenceville, GA and would like to invest local (Lawrenceville/Gwinnett) when the numbers work. Lawrenceville made the Atlanta magainze hot list so that is something right :-) https://www.atlantamagazine.com/list/where-to-live-now-in-atlanta-2018/

The target is single family homes 3 bed/2 bath around 1300 sqft but multifamily is not off the table.

The next step is to start building my "core four" with a real estate agent. If you are an agent who is willing to work with a newb then please say hello. I would like to get set up on the MLS with automated emails based on the above home criteria.

I would like to thank the BP community in advance for all of the helpful posts. It is amazing that so many people are helping each other learn and achieve goals.
