New, network and need info on 1031

Ladies and Gentlemen, Let me introduce myself. My name is Tony La Belle. I am new to biggerpockets but have been a landlord for 5 years. ... and need to have some information on 1031 exchange. One lady I meet that wants to go into a hotel with me has money in a 1031 exchange and I need to know the rules so we cna use them to get through this. She said she has to be at least a 5% owner on the title. It will be in a LLC and she will be a 5% owner of that but that is not good enough for the 1031 people. What if, she bought a house from me with her 1031 and sold it back to me for nothing. would this satisfy everything and we can take the money and use on the hotel. Is there a length of time you must own the house before selling if you buy with 1031 money? What if I did a lease option to buy it back and moved the sail time out past any dead line? How is that going to affect both our taxes?
