For those that are as new as me but haven't started running numbers please know that when dealing with the BRRRR calculator, it's not how many properties you do, it's how many times you press calculate. I burned all my freebies playing around on a foreclosure near me trying to get the numbers right and when I finally realized I needed to make the final loan 70-80% of the ARV, I had already used them up. Just be advised to think before you click.
