Beginner here from Denver, CO

Hello BP group,

My name is Joaquin and I am a Colorado native. Just like many of you, I read 'Rich Dad, Poor Dad' and began my path down the rabbit hole. Real estate, unfortunately, is currently a side gig as it is not something that can fully support me at this time. I am currently looking for multifamily properties outside of Colorado as it has gotten ridiculously expensive here. The plus side being that my home has increased substantially which has allowed me to use a HELOC to purchase my first multifamily.

I'm really interested to hear of any book suggestions, podcasts, forums, etc. that you believe have helped you, specifically if you deal with multifamily properties. I am currently listening to the biggerpockets podcasts and have a list of books suggested by their guests that I hope to tackle soon. My main goal being to become more educated, grow my portfolio and hopefully move on to bigger apartment buildings.

@Joaquin V. hope it helps! I tell all of the investors I work with that it's the worst time to buy from a value perspective. Although this doesn't mean we shouldn't keep investing, we should certainly have a high cash flow margin to make up for the suboptimal equity circumstances we're getting into.

This means most people who live in CO like yourself, or CA like I, shouldn't play the local property game!
