@Randy Jr Eichholz if you have a passion for real estate do it! People often make the argument against because of disclosure, agency, and perception however I believe that true real estate professionals find ways to overcome thise.

1 out of 8 of my seller-financed buys wouk3d have worked if I was a realtor. The 1 was a commercial small community bank REO. The CEO may not have cared if I was an agent but the other 7 liked doing a private deal specifically. Tired landlords that had it with bad PMs and agents in general.

How often is a realtor a investor that use seller finance? Is it profitable?

IMO you definitely have an advantage. Buy the deals and list the rest.
