Hello all from the mitten! I am a 25yr old extremely new to this world and i'm looking to get into real estate investing. Thus far i've been listening to audio tapes and trying to get my hands on anything i can read to start out but i still have so many questions. My friend an i are both looking to start out. Is there any suggestions? Should we start out trying to find a rental unit or should we flip a few houses first? How do people get into "no money down" transactions.?

The michigan housing market has been down for a bit and it is definately a buyers market and i think this would be a great time. I live around the metro detroit area and i did some searching around and found some forclosures in the area. What calculations should i take into account when finding a renting unit or flipping a house? If there is anyone in the Michigan are that would be willing to give us some guidance on this market it would be greatly appreciated.
