Newbie from Philadelphia Area Looking for Advice!

Hey guys!

My name is Natalie and I am a 23 year old currently working at a fashion company in Philadelphia, Pennsylvania. I have been listening to the podcast for about a year and have become more than excited about the idea of REI. My boyfriend and I are super interested in flipping and renting, with his primary interest in the hands-on side of reno and mine being the design and deal-finding side. My plan is to start out by getting my real estate license, doing our first flip, and using that money to invest in our first BRRRR property in order to scale our business from there.

Right now we have about $10k saved up for our first project (going to continue saving as much as possible) and have seen an abundance of opportunity around us in Philadelphia, our college town of Newark, Delaware, and the Delaware Beaches where both of our parents currently have homes. I was wondering if anyone would have tips regarding just starting out, as we really want to make the best decision to set us up going forward.
