Hi everyone,
My name is Dee Jay, originally from Philadelphia PA and now living in San Diego CA. I have been listening to BP for a few months now and so happy to be on the site. A lot of my current skillsets are perfect for REI, I just didn't know it was possible to be involved. My goal is to invest in mobile homes on the west coast and single family or multifamily properties on the east coast where scaling would be possible at a faster pace. I do not like to make mistakes and I have always been very frugal and meticulous with money and decisions.
My only barrier aside from wanting to obtain more knowledge is capital and time. I work a lot and currently trying to destroy my student loan debt. I would love to become confident enough to present credibility to private lenders once I fill in my knowledge gaps. I have been practicing analyzing deals, and trying to educate myself on figuring out rehab costs. I am definitely not afraid to get started, but i know I do not have enough knowledge yet to prove to my lenders that i can absolutely keep their investments safe. I cannot wait to connect with you all! And I am so excited to be working on getting my first door. The goal is within the next 6-9 months. Hello BP community!!

Id like to know how much is your student loan debt sometimes is better to keep the debt.

Make your goal 6-9mo and you'll let yourself succeed in 9mo. Just set your goal for 6mo and you'll watch yourself get there in 5. Good luck!

Thank you! Yes I totally get what you are saying here. I am definitely going to push myself as much as possible.

Hey Javier! I cant wait to be rehabbing in Philly just like you are now. I have about 42k in debt. My plan is to cut that in half so that I can qualify for traditional loan as I continue studying real estate and bring in private lenders. I've got that big picture in mind !!

There is a lot you can do with 21k rather than paying your loan you can start investing in Philly there is opportunity you just need to know the area well.

Javier i definitely agree. My current strategy is to increase my savings rate and pay down the debt simultaneously. If my level of knowledge surpasses the need to raise my own capital vs Opm — I will absolutely use those funds for my first deal rather than pouring it into the debt. I’m trying to take the smartest possible approach . Thank you so much for you input. It’s motivating for sure.

also Philly born and raised. Grew up in NE Philly off of the boulevard, Feltonville Horn area. Moved away when I was 9 to Bucks County and after college, moved over here to SD. 10 years now, insanity! Philadelphia market is booming right now. I have a small Investment Group here that I started with another business partner of mine along with someone who is well versed in REI..well, LAND, so far but huge profit margins. Once our first transaction goes through, I fully plan on convincing these gentlemen about the Philly market.
