Hello everyone, I’m glad I learned about BP, what a great resource! 

My name is Justin, I live in Huntington Beach, CA and my first goal is to House Hack a 4 plex or invest in a small Multifamily.  I have no real estate experience other than the purchase of my home in 2010. I have just been researching reading books, watching YouTube videos, and have watched all the beginners guide to real estate investing course videos offered by BP. I see most people looking at cash flow when analyzing a investment property.  It seems difficult to find a cash flow property in my area. Do most investors out here just buy and hold for appreciation?  Thank you and look forward to hearing from you.
