New to form, just introducing myself.

Hi there, just found the podcast, super cool. I've been investing in RE for about 17 years. That said I started out hot and excited, i'm sure like a lot of us. Therefore, made some solid mistakes investing out of state, ha. You gotta start somewhere, I guess. That made me a lil gun shy but stuck with it. Non of my mistakes really cost me that much so dodge a few bullets there. I'm not as far along as I would have liked but I'm further along then if I never invested. I've used hard money a few times and pulled money out after refi's etc. I am interest in learning some creative financing techniques for  future deals...whenever that is. At this point I'm not really looking for an immediate deal but want to set myself up for the next opportunity. Whether that opportunity is a one off diamond in the rough or because of market conditions. Just kinda sitting on my hands sandbagging money. Not really into flips, wholesaling or any of that. I'm pretty happy with standard good ol' fashioned buy, fix, rent, hold. I am interested in stepping up to apartments, 6, 8, 10, or more units. Cash flow, that's what I like. I have a full time job and I love my free time so I guess I'm a part timer. I'm all about making money but I'm also all about having fun with my hobbies. Actually, I think at this point i'm more interested finding creative way(s) to payoff a few properties quick and lower my living expenses before I move on. Anyway, I not a board posting kinda guy so my apologies it I totally messed this up, I'm sure its way to looooong :)
