Hello BP community! I'm happy to be a member of such a diverse group of people. I was a licensed Realtor between 2002-2007. I want to get back in the game but as a deal finder for others or as an investor myself. So I wouldn't say I am an expert but not a complete newbie either. I guess you could call me an "inbetweener"? I work in San Jose and my former office there so I had clients between Stockton and San Jose. I hope to gain the knowledge necessary to move forward with real estate investing.

Likewise Patrick Martinez The BP community is like any other relationship – what you get out of it is a function of what you put in. Stay active.

You seem to have your heart set on finding properties to pass along to others for a fee. Nothing against this, however I am assuming that you are thinking this is the way to start primarily due to lacking funds, which in your estimation is a problem. May I offer a different perspective?

Not having funds in the bank is seen as problem by most, but I think it’s a blessing – it forces us to be more creative, much better educated, and not settle for good deals, only take great deals! Never limit yourself because of a silly thing like money! If it’s long term holds that you want, because the passive CF will eventually be large enough to substitute W2 income, then in lieu of wondering - how can I earn the money so that I can do this deal, ask yourself - How can I do this deal so that I don’t need any money? I promise – if the deal is good enough and if you have enough tools in your bag, the money will be there…
