What do investors look for in agents?

Question

Hey guys! I am a new real estate agent in the Orlando area. If you were hiring an agent to help you to find properties, as an investor,  what questions would you make and what skills would you expect him/her to have so you can partner up with that agent? I have a rental property in this area, so I do understand the work, but I was my own agent on that deal, so I know my process will not be the same as others. Any input is greatly appreciated :)

Communication skills. Are they proactive about making their client a priority? Do they listen to their clients goals? Do they want to look at properties with their client?

I am an Investment Specialist in the Tampa Bay area.  Why do my investors work with me....I know my numbers.  They want an agent that can give accurate ARV's and run comps.  You need a target area.  Be the specialist in that area.  You need to know every property on the MLS and if it is a good deal.  You have to take deals to them.  If they found it before you did by looking on Zillow, then why do they need an agent.  Know how to negotiate.  Know how to make strong offers that make it to the closing table.  Again, most importantly, KNOW YOUR NUMBERS!!!!!!!!!!!!!!!!!  It also, helps to have a good referral group of contractors, lenders, title agencies that all know the investing process.  Best of Luck to you!!!!!

As an investor, I would say my #1 item I look for is communications.  Good deals can go fast.  Especially in a competitive market, and without good communication, a lot of good deals can be lost.

Of course this works both ways, agents also need to know what you are looking for to be able to bring you good options for you.
