Hello BP community,

My name is Essa Irabor I am currently living in Seattle, WA I have technically only completed one deal which was the purchase of my condo which was super exciting but I want to pursue more and do bigger things and I think this community will help me do that I look forward to interacting will all of you guys!!

@Essa Irabor welcome to BP! There are definitely lots of strategies to invest locally without forking over much cash, such as Househacking a small multifamily or single family + ADU with a low (5% or less) down-payment loan, or BRRRRing a property using private money and refinancing the cash back out after renovations are complete.

My biggest piece of advice - be realistic about your level of experience, your available time, and the amount of work involved in any property you pursue. Without having much other information, my concern would be that going from owning your condo in Seattle to investing out of state in a 20 unit apartment complex with value-add renovations needed may be too hairy of a first deal, unless your partnering with a more experienced investor or company. 

Sometimes the best way to make money is not to lose it! Investing is a long game, and I always advise folks to rack up as many singles, doubles, and triples as possible before swinging for the fences trying for a risky home run.
